Ask most people when to shop for a home on Longboat Key, and they'll say winter. That's when the island is full, the restaurants are busy, and the weather is perfect. Todd and I have lived and sold on the key for years, and we'll tell you a little secret: the smartest buyers start looking in the fall.
Here's why.
1. You get ahead of the seasonal crowd
From November through April, our seasonal residents come back, and so do the buyers. Showings fill up, well-priced homes get more attention, and multiple offers become more common. Shopping in late September and October means you're looking at homes before the competition arrives. You have more time to think, more room to negotiate, and a better chance of getting the home you want at the terms you want.
2. You get a first look at off-market homes
Here's something most buyers don't realize: many homeowners decide to sell months before their home ever hits the market. They simply wait for the busy season to list it. Start your search early, and you may have the chance to buy one of those homes before it's listed, and before the real competition shows up.
Todd and I make it our business to know who on the key is thinking about selling. Because we live here, we often hear about these homes early, and we bring those opportunities straight to our clients.
3. Sellers are ready to talk
Homes still on the market this time of year often belong to sellers who'd like to close before the holidays or before they head north for the season. Active listings are averaging 135 days on the market, up nearly 44% from a year ago, and 44% of current listings have experienced a price reduction. In the past 30 days alone, 14% of active listings have been reduced (Source: Florida Property Finder).
What does that mean for buyers? Opportunity, not necessarily a bargain.
For a home that has been on the market for several months, a buyer may have an opportunity to discuss not only price, but also closing dates, repairs, furnishings or other terms that could make a deal work for both sides.
4. You can see how a home held up through summer
By fall, a property has just been through the hottest, rainiest months of the year. That's useful information. A good inspection now can show how the roof, windows, seawall, and A/C systems are really performing. For condos, it's a good time to ask the association about recent maintenance, reserves, and any planned projects.
5. Inspectors, lenders, and movers have more time
In season, everyone is booked. Inspectors, contractors, title companies, and movers are all busier from January through March. In the fall, it's easier to schedule the people you need, and closings tend to go more smoothly.
6. You'll be settled in for your first season
This might be the best reason of all. Buy this fall, and you can be unpacked, furnished, and enjoying your first full season on the key by the time the snowbirds arrive. Instead of house hunting in February, you'll be watching the sunset from your own lanai.
7. You get to know the real Longboat Key
Fall is the island at its most relaxed. The beaches are quiet, the pace is slower, and you get a true feel for what everyday life here is like. It's a great time to explore different neighborhoods, from the gated communities on the south end to the Village on the north end and figure out which one feels like home.
A few smart moves for fall buyers
- Get pre-approved or have proof of funds ready. Well-priced homes still move quickly, even in the off-season.
- Get insurance quotes early. Hurricane season officially runs through November 30, and insurers may pause new policies when a storm is nearby. Line up your coverage before you're under contract.
- Share your wish list early. The sooner we know what you're looking for, the sooner we can match you with a home that isn't on the market yet.
- Ask about furnishings. Many island homes and condos are sold furnished or partly furnished. It's worth asking up front.
- Check the condo documents. Florida has new rules on condo inspections and reserves, so we always review the association's budget, reserves, and recent inspections with our buyers.
